MIPIM is the international property market, held at the Palais des Festivals in Cannes since 1990 and run by RX France. Its floor is a trade fair in the literal sense — roughly 20,000 square metres of stands, many taken not by companies but by cities and regions marketing their development pipelines — wrapped in a conference programme on investment, planning, logistics, hotels, data centres and housing.

The organiser's published figures for 2026 are more than 20,000 delegates from 90 countries and over 5,000 investors. What those numbers describe is a market where the buyers are capital allocators and the sellers are, unusually, municipalities: London, Manchester, Birmingham, the Paris region and dozens more send delegations, often led by mayors. Much of the business happens off the floor, on yachts chartered in the Vieux Port and in beach pavilions along the Croisette.

01Why it matters

MIPIM is the one week when European real estate capital and the public authorities that want it are in the same square kilometre, and deals with civic consequence — regeneration schemes, transport-linked development, logistics and data-centre portfolios — are moved forward here.

02The week around it

March is out of season on the Riviera, which is exactly why MIPIM works: Cannes has the hotel stock and the Palais standing empty, and the fair fills both.

03When to arrive

Arrive Monday evening or Tuesday morning.

04Where to stay

The Croisette hotels are the centre of the week and are taken by corporate blocks well ahead; the Carlton, Majestic and Martinez terraces function as meeting rooms all day. The streets behind Rue d'Antibes give the same walk without the frontage, and the Suquet is quieter.

05Access and hospitality

MIPIM is a paid trade fair open to industry professionals, with passes sold in several tiers from full four-day access to shorter and premium options; the organiser directs buyers to its registration portal rather than publishing a headline price, and none is quoted here.

06Where the social activity happens

The Vieux Port quays and the Croisette between the Palais and the Majestic are the whole social geography of the fair, along with the seafront terraces and the restaurants of Rue d'Antibes and the Suquet.

07Getting there

Commercial aviationNice Côte d'Azur is 27 km east, about thirty minutes by road.
RailCannes station sits a few minutes' walk behind the Palais, with TGV service from Paris and frequent regional trains along the coast.
CarThe A8 runs behind the town; the Palais and Forville garages take most delegate parking, and driving is far easier in March than in June.
Private aviationCannes-Mandelieu, 6 km west, handles business aviation up to mid-size jets with a noise curfew; larger aircraft use Nice.
HelicopterNice-to-Cannes helicopter shuttles operate year-round and are used by delegates on tight schedules.
MarinasThe Vieux Port and Port Pierre Canto take the fair's chartered yachts, among the most visible parts of the week; berths are contracted months ahead.

08Practicalities

DressBusiness dress, and warmer than people expect: March on the Riviera is cool and often windy, and much of the day is spent walking between the Palais, the port and the Croisette.
WeatherCannes in March is mild rather than warm, with afternoon highs typically in the low to mid teens Celsius, cold evenings, and a real chance of rain and mistral wind.
Getting aroundThe Palais, the Vieux Port and the Croisette hotels are within a fifteen-minute walk of one another.
HotelsMIPIM is the largest single event in Cannes's low season and effectively fills the town, at rates far above the March norm.
RestaurantsRestaurants on the Croisette and Rue d'Antibes are on private hire or fully committed, and many places that would otherwise close in March open for the week.
Reservation timingCroisette hotel rooms and Vieux Port berths are commonly taken six to twelve months ahead.
TicketsPasses are sold to industry professionals by RX France through the MIPIM registration portal, in tiers from standard delegate access to premium and short-attendance options.
HospitalityThe organiser sells exhibition space and sponsorship. The yachts, beach pavilions and delegation receptions are run independently by exhibitors, though many stand receptions are open to any badge-holder.

09History

Reed MIDEM launched MIPIM in March 1990, borrowing the model from its music and television markets in the same building; the first edition drew 2,950 attendees and 830 companies from more than 22 countries. The MIPIM Awards followed in 1991.

10Who is there

Real estate investors, developers and asset managers, city and regional development agencies and the mayors who lead them, architects and planners, hotel and logistics operators, construction firms, property lawyers and agents, and the property trade press.
